When a homeowner in Elyria, OH, noticed it was time for a new roof, they knew it was time to call in the professionals. The residence, a charming older home typical of the Northeast Ohio region, had served its family well for decades, but the roof had reached the end of its serviceable life. The homeowner called us and our team at M&T Roofing & Restoration performed a detailed inspection of the attic and exterior surface.
The Problem
Upon inspection, our technicians discovered that the roof was suffering from more than just aged shingles. The primary issue was a complete lack of proper ventilation, which had caused the attic space to trap excessive heat and moisture over the years. The original wood planking beneath the shingles was compromised. Furthermore, the lack of intake ventilation meant that even if we simply replaced the shingles, the new roof would likely fail prematurely due to heat exhaustion.
Living in Northeast Ohio means facing heavy snow loads in the winter and humid summers. Without a solid foundation and a way for the roof to "breathe," the home was at high risk for ice damming and mold growth. The homeowner was facing a situation where a simple patch job would be a waste of investment; they needed a total structural reset to ensure their home stayed dry and energy-efficient.
Our Solution
M&T Roofing & Restoration proposed a comprehensive roof replacement that addressed both the structural integrity and the ventilation deficiencies. Our solution involved a full "redeck," which means installing a new layer of wood over the existing planks to provide a flat, nail-tight surface. To solve the airflow issues, we recommended the installation of a perimeter edge vent system. This would allow cool air to enter the attic at the lowest point of the roof, pushing hot air out through the ridge vents, even in homes with limited or no soffit space.
Materials & Products The Process
As a GAF Master Elite® Certified contractor, we utilized the GAF Lifetime Roofing System to provide the homeowner with the highest level of protection. The project featured GAF architectural shingles, known for their durability. To ensure the new deck remained dry, we installed GAF FeltBuster™ synthetic underlayment and GAF WeatherWatch® Mineral-Surfaced Leak Barrier in all valleys and around penetrations.
The standout component of this build was the Air Vent Edge Vent. This specialized product was installed along the eaves to provide intake ventilation where traditional soffit vents were absent.
The Process
The project began with a meticulous tear-off of old shingles. Once the original plank decking was exposed, our crew prepared the surface for the OSB layover. The redecking process is labor-intensive, requiring each sheet to be staggered and fastened securely to the rafters to ensure a level roofline. Following the deck installation, we cut the intake slots for the edge vent system along the entire perimeter.
Our crew worked diligently over two days, maintaining a clean job site and using magnets to pickup nails. A final magnetic sweep ensured the property was free of debris and nails, leaving the yard as clean as we found it.
The Result
The transformation was immediate and profound. The new GAF roof not only enhanced the home's curb appeal but, more importantly, restored its structural soundness. By installing the edge vent system, we lowered the attic temperature by significant margins, which will lead to lower cooling costs in the summer and a reduced risk of ice dams during the harsh Northeast Ohio winters.
The homeowner now has the peace of mind that comes with our service and workmanship. This Elyria home is now better protected, better ventilated, and prepared to stand up to whatever the Ohio weather throws its way for decades to come.
